The House price will be influenced by buyer income, but is anticipated in the range of $250-275,000.

 

The houses are 1200 square feet, 3 bedroom, 2 bath. The building is two stories, with one accessible bedroom and bath on the main floor and two bedrooms and the 2nd bath upstairs. There will be no stair barrier to entry, the front door will be extra wide to facilitate a wheelchair user and the downstairs bathroom will be accessible.

 

The homes will come complete with kitchen appliances, washer and dryer.

 

Some of the funding for the project will require that the buyer put in 60 hours of sweat equity labor. Tasks will probably include landscaping around the house and some interior painting.

 

Houses will be sold with the Community Land Trust model. The buyer owns the above ground improvements (house) and the Housing Trust retains the land. A ground lease connects the two owners. The ground lease fee is $75/month. It is also anticipated the project will have a small HOA fee for snow removal and site maintenance. Building maintenance will be the sole responsibility of the owner
